2022 Pool Season

Pool season is finally upon us! I’m not sure about you, but it felt like a really long winter. Opening day for the Meadowglen Pool will Friday May 27, and everything will be back to normal operations. You may see the swim team in the pool ahead of opening day, but this does not mean that you’ll have access. Please refresh yourself on our Pool Rules, particularly the operating hours and guest policy.

Lifeguards will be back this summer and will start on May 28. This means swim at your own risk on opening day. In the fall we surveyed the community if we should retain lifeguard services and the data was split pretty evenly. While some felt that we can monitor ourselves, other felt that having an extra eye out for those in danger was worth the cost. In the end, while still substantial, the Board felt that expense for lifeguards was worth it to minimize accidents. If at any time you feel the lifeguards are inattentive or we are not receiving the service we are paying for, please notify a Board member or our manager.

Access to the pool is handled by our upgraded Brivo access system. If you need a new key card, or would like to request a mobile pass, please use our Key Request Form.

2022 Annual Meadowglen Clean up Recap

We had a sensational turnout of energetic Meadowglen residents, young and old and in between, on Saturday, April 23rd! About fifty people came to pick up litter and spread a truckload of mulch in our flower beds. We had the additional help of about six Arvada firefighters, who joined right in to help out, when they weren’t showing off their trucks and gear to the children. It was heartwarmng and inspiring to see all the activity and camaraderie as we quickly accomplished the work.

As a community, we adopt Little Dry Creek Trail between Club Crest Drive and Pomona Drive. We no longer have organized events to maintain the area, since we do such a fine job with our routine maintenance. It seems we just pick up trash as we see it, which is wonderful, and let’s keep on doing that. On our cleaning day we also gathered litter from the perimeter of our subdivision, along 80th Avenue, Pomona Drive, 81st Place and Club Crest Drive. There was a lot of trash in those areas.

And, several people spent a good deal of effort gathering tree limbs that had been tossed into our common areas. With the threat of potential wildfire, we wanted to clear our areas of possible fuel. That was a lot of work! The City of Arvada is kindly going to pick up that big pile of rubbish, but just this one time! Please let’s all refrain from throwing our tree, brush and yard waste onto our common property. It’s actually against city ordinance and residents can be fined for doing so.

Again, we give a huge thank you to all who came out to help on our Annual Cleaning Day, and also to all who routinely help keep our subdivision clear of trash.

Spring Fling 2022 – April 9th 2-4 pm

Mark your calendars for April 9th! The Meadowglen Spring Fling is being planned for the afternoon of April 9th  from 2 to 4pm. 

There will be snacks, crafts, sidewalk chalk, an Easter egg hunt, and hopefully the Easter Bunny will make his usual appearance. 

Plan on bringing your kids before the Easter egg hunt to color Easter bags that will be provided to collect the Easter eggs they find. 

Come on out to meet some new neighbors and catch up with ones you haven’t seen in a while!

More details to follow! Cross your fingers for good weather, but we will have the clubhouse as a backup just in case!

Feedback Requested: 2022 Update to ARC Design Guidelines

Annually the Architectural Review Committee analyzes the Design Guidelines to modernize and assess what is working for our community. The last major overhaul of the guidelines was done almost 3 years ago in April of 2019. With updated legislation on a few architectural items, it is again time to revise the guidelines. We would like to hear from you what items you think are worth considering for changes.

Please use the link to the form below to provide your input to the ARC and the Board. Proposed changes will be considered until February 3 so they ARC can propose suggestions to the Board at the February Meeting. Your input sooner will allow the ARC more time for consideration.

Pickup Covenant Update – Limited Amendment Passed!

This morning at 8:30 a.m. a group of three Board members, two homeowners, and our community manager, met to count and verify the ballots received for the proposed limited amendment. All ballots were rigorously verified for the date received, address, and signatures. Additionally, the committee ensured that only one ballot per home was received. Both the Board and the community members who participated in the ballot count were satisfied with the verification and audit process.

The Board wishes thank everybody who voted, regardless of the direction of your vote, so that we could better understand how the community truly feels. We also respect the decision not to vote, as that is your right.

Ballot results
A total of 215 ballots were received by the 5 p.m. deadline on 10/11. There were 26 NO votes, 38 non-votes (which count as NO votes) and 182 YES votes. Additionally, there were 7 ballots that were rejected (5 yes, 2 no) due to lack of address, date stamp, or illegible address. Passage of the proposed covenant required 167 consents to change; therefore, the proposed changes have passed, and the new covenant language will be written into our declarations.

Following the ballot count, Board President (Ari Feldman) and Secretary (Cindy Javelet) signed the limited amendment in front of a notary, and it was hand delivered to our lawyers to file with the County Clerk and Recorder. We expect recording to officially happen on 10/14, at which time the limited amendment will go into effect.

As a reminder of how a consent to change works: The Colorado Common Interest Ownership Act (CCIOA) sets the limit for a consent to change between 51% and 67%. Per our Covenant 8.4, a minimum of 66% (167 votes) of all homeowners must consent to change a covenant.

The new language for Covenant 5.11
The Board is committed to enforcing the language in the revised covenant; therefore, it is important that residents understand and follow the restrictions. The restrictions on truck parking are:

  1. Only 1 truck is allowed to be parked on the driveway only (no street parking). Garage parking of pickup trucks has always been allowed.
  2. Truck size not to exceed 84 inches in height or 240 inches in length, and may not have any more than 2 axels or 4 tires.
  3. Trucks may not store items that extend above the height of the bed. Low profile truck boxes are allowed, up to the height of the bed.
  4. Roof or bed racks intended for transporting ladders or construction equipment are prohibited.
  5. Truck toppers must match in color and be equal in height with the cab.

In addition to the limited allowance of trucks, a new definition of abandoned or inoperable vehicles was adopted that ensures all vehicles must have current license plate tags and may not be in any obvious state of disrepair (flat tires, damaged paneling, etc).

Going forward
The Board recognizes that for some residents this change will be disappointing: there are those who did not want ANY change, and on the flip side, there were also residents who wanted a larger change—one without any truck restrictions. However, we are encouraged that, with 182 consents to the change (72%), a strong majority of our community members have expressed their willingness to accept a compromise and ease the division among our community members on a topic that has been contentious for more than a decade. We urge our residents to continue to treat each other with kindness and respect, and to comply with the new covenant language.

2021 Pool Survey

The Meadowglen Board is considering changing or removing lifeguard services at the pool. If we, as a community, choose to not have lifeguards there will be many logistical items to establish. The HOA will post signs about not having a lifeguard on duty, we will hire a cleaning company to clean the restrooms and pool area daily, and if there is unruly behavior we will need community members help to report what we don’t see. Please answer a few questions to help guide our decision as a board. These are questions only about our lifeguard service, not pool maintenance. We appreciate your feedback.

City of Arvada Water Restrictions

Dear Meadowglen residents,

You may have already read that the City of Arvada will be implementing water restrictions beginning Oct. 1, but for those who don’t want to sift through all the details, these are the important points for our community to know:

First, all HOAs are required to cease watering common areas beginning today, Oct. 1. Due to our unseasonably warm weather, our common areas will likely brown up rather quickly. There is nothing the board or Keesen can do about this, as it is a requirement from the City of Arvada.

Second, between Oct. 1 and Oct. 15, all residents are being asked to restrict watering to 3 days per week using a schedule based on house #.

  • If your property address ends in an odd number, please water on Saturday, Monday, Wednesday.
  • If your property address ends in an even number, please water on Sunday, Tuesday, Thursday.

The City of Arvada’s two large-item drop-off events are coming up soon!

These events will take place:

  • Saturday, July 24, 8 a.m. to 2 p.m. at Stenger Sports Complex (11200 W 58th Ave)
  • Saturday, Aug., 8 a.m. to 2 p.m. at North Area Athletic Complex (19500 W 64th Pkwy)

For both events:

Amendment to Covenant 5.11b Officially Posted for Comment

Taking into account the feedback from the Town Hall and survey, the Board ran the proposed covenant with a minor change to location of parking by our lawyers. After a couple of back and forths, the language was finalized. The official document is posted for comment for 30 days on the Advance HOA website. When you login to your account, you will be redirected to the proposed covenant before accessing the full site. If you have any further comments on the language in the document please email the Board (bod@meadowglen-hoa.com) or fill out the feedback form.

The document will be posted for 30 days for comment. If there are no further changes it will then be mailed out with an official ballot. We will be sure to communicate all of the methods to return your ballot.

Meadowglen Clubhouse Update

As you have probably seen, the Meadowglen clubhouse basement bathrooms are closed, and the upstairs has been closed since last year. With that in mind, there have been many questions about the status and events that have occurred.

Clubhouse Basement

Back at the end of March, Board members discovered that there was a considerable plumbing leak in the basement causing considerable damage to the plumbing, walls, bathrooms, and water heater. With the clubhouse closed to rentals, nobody was routinely using the clubhouse and starting in mid-February a leak presented (possibly due to the cold snap). A whopping 4,976,000 gallons spilled and went down the drain in the pool utility room. The lip of the drain is at 4″, so the rest of clubhouse had water in contact with the drywall throughout. The water soaked the drywall causing damage throughout the basement including the bathrooms. In total we anticipate the insurance claim to be over $50,000 (water bill and restoration).

To repair the clubhouse, we have been working with Restoration Experts. They quickly got in there to repair the plumbing so the pool season could continue, but getting the rest restored has been quite a journey. In changing management companies a ball was dropped getting information to the insurance adjuster, so we’ve been in a holding pattern on getting the repairs initiated. At this point, because there will need to be demolition, we will hold off until the pool season is over so that bare feet are not hurt with debris. So, expect port-o-lets to be present through the pool season. Sorry for the inconvenience.

Clubhouse Upstairs

The clubhouse was closed through the COVID pandemic, but as everything opened up we started planning updates per our 20 year reserve plan. While an exact date for the clubhouse opening is yet to be determined, we are excited to let you know that the next time you use it, it will have a fresh, new look! Based on feedback from the community and observations regarding how the clubhouse is being used, the old heavy couches and tables will be replaced with furniture that will be easier to arrange for your particular celebration. There are also plans for new appliances.
